Development Description
the application site forms part of a site granted planning permission in 2017 under ABP Ref. PL.17.247489/P.A. Ref. No. TA/160093 that is currently under construction and known as "Efferknock". The revisions proposed involve amendments to the site layout that will result in the omission of 4 no. dwellings and also change of House Types that will result in the provision of an additional 4 no. dwellings. As such, there will be no change to the overall number of dwellings currently permitted on the site i.e. 379. The development consists of; (i) Permission for retention and completion of revisions to 2 no. House Types Dl.2 . Permission for; (ii) Revisions to permitted site layout comprising the re-alignment of a c. 325 section of the internal access road in the south-eastern part of the site c. 3m northwards resulting in the re-positioning of c. 54 dwellings and minor reduction in a section of public open space in that part of the site; (iii) Omission of a pair of 2 storey semi-detached dwellings (i.e. 1 No. House Type B2.4 & 1 No. House Type B1.4); (iv) Omission 1 No. House Type B3.4 (2 storey mid-terrace dwelling) to form a pair of 2 no. storey semi-detached dwellings (identified as Block B on submitted drawings). The new semi-detached block (Block B) will also comprise revisions to House Type B5 and replacement of House Type B3.4 with House Type B5 (Revised Type); (v)Omission of 1 no. House Type B5.1 (2 storey end of terrace dwelling) to form a terraced block of 3 no. dwellings (identified as Block A on submitted drawings); (vi) Revisions to 2 no. House Type C5; (vii) Replacement of 4 no. House Type C6.2 with 4 no. House Type B6.1 dwellings consisting of a 2 storey semi-detached 3 bedroom dwelling; (viii) Revisions to 3 no. House Type Dl.2; (ix) Replacement of 1 no. House Type D2.2 with 1 no. House Type D1.2 (Revised Type); (x) Revisions to 2 no. House Type Cl.2; (xi) Replacement of 2 no. House Types C2.2 with 2 no. House Type Cl.2 {Revised Type); (xii) Replacement of 6 no. House Types Cl.2 and 1 no. permitted House Type Dl.2 with 7 no. House Type C9.1 {detached 2.5 storey 4 bedroom dwelling with optional provision of habitable roof space accommodation and 'velux' roof type windows); (xiii) replacement of 8 no. dwellings (1 No. House Type D3.2; 4 No. House Type D1.2 & 3 No. House Types D2.2) with 12 no. House Type C9.1; and (xiv) all associated site development works.
