The development will consist of the construction of; • 7 no. one bedroom single storey dwellings, • 15 no. two bedroom 2 storey terraced dwellings, • 38 no. three bedroom 2 storey semi-detached dwellings, • 14 no. four bedroom 2 storey semi-detached dwellings. The proposed development will also include for; • Provision of communal open space areas to include for natural play spaces and kick about areas, • Private open spaces, roads & footpaths, public lighting, soft and hard landscaping and revised boundary treatments. • Proposed new vehicular and pedestrian entrance along the R296 (Tubbercurry road), to include for provision of footpath and road setback along the southern edge of the R296, and a pedestrian crossing to the northern edge of the R296, to provide for enhanced connectivity. • 157 no. car parking spaces (including e-charging points) • Provision for ESB Substation. • Connection to public watermain, surface water drainage, together with all associated site works and services. • Connection to the public sewer along the R296 (Tubbercurry road) and provision of on-site pumping station. • Connection to existing mains water infrastructure and on site surface water drainage works, to serve the development, together with all associated site works and services. A Natura Impact Statement will be submitted to the planning authority with this application.
