the proposed development will comprise a new Hotel up to 5 storeys in height and comprising the following: • 188 no. bedrooms (comprising 176 no. guest bedrooms and 12 no. hotel staff bedrooms) at 1st to 4th Floors. • Hotel lobby/reception, bar/lounge/café, dining area, meeting rooms, gym, conference room, WCs, staff and back of house areas (kitchens, laundry, admin/offices, stores, etc) at ground floor. • Deliveries and waste management area with bin stores, ESB substation and switch-room, plant. Green roof and plant at roof level. • Vehicular access to the development from the existing roundabout arm of Technology Park estate road. Provision of additional pedestrian and cyclist access points. 193 no. car parking spaces (including short stay spaces, taxi drop off, accessible parking and staff parking), 4 no. coach parking spaces, and 66 no. bicycle parking spaces (visitor and staff). • All associated landscaping and boundary treatments, all associated site development including import, export and reuse of material to achieve appropriate site levels; water services provision, public utilities, public lighting. • A Natura Impact Statement (NIS) have been prepared in respect of the proposed development
