Development Description
Permission for amendments to previously permitted development and for permission for development at the site known as Navigation Square, located between Albert Quay to the north, buildings fronting Victoria Road to the east, Albert Road to the south and buildings fronting Albert Street to the west, Cork City. Planning permission was received for development, including development on this site, under Cork City Council planning Reg. Ref. 16/36773 (extended under Extension of Duration Order Ref. 2982/21) and amended by Reg. Refs. 19/38429 and 20/39173). Site enabling works, demolition of previous structures on site and the construction of Blocks A and B (known as NSQ1 and NSQ2, respectively) has been undertaken on the site under Reg. Ref. 16/36773. These works include for the development of the double-level basement car park and the provision of site services. The development will consist of amendments to the previously permitted office development (under Reg. ref. 16/36773) comprising the omission of 2 no. office blocks (known as Blocks C and D) and associated landscaping and public realm areas. The proposed development for which a 5-year planning permission is sought will consist of the demolition of an existing substation and partial demolition of walls along Albert Road, and the construction of the following: 1 no. office building, Block C (c.4,197 sqm) (to be known as NSQ3), incorporating remaining walls of the former Cork, Blackrock and Passage Railway Terminus Building (NIAH reg. no. 20508018) to be 4 storeys over ground floor with general office and/or business and technology and/or office-based industry/cafe/restaurant use on ground floor (use to be confirmed prior to occupation), amd general office and/or business and technology and/or office-based industry uses on first to fourth floors. 1 no. office building, Block D (c. 10, 510 sqm) (to be known as NSQ4, 5 storeys over ground floor with setback of the top floor inclduing provision for roof terraces and general office and/or business and technology and/ or office-based industry uses on ground to fifth floors. 3 no. generators to the east of NSQ2; 2 no. ESB substations and meter rooms at ground level of the proposed blocks; signage; ancillary plant, including roof plant; hard and soft landscaping, including public realm works; pedestrian streets; and all associated site development works above and below ground necessary to facilitate the construction and operation of the propsoed development. The proposed development will use the existing basement and tie into existing services.
