Development Description
for the; 1. Demolition of existing derelict dwelling and shed structure fronting onto the Dunlo Quay Road (L-4602). 2. Provision of 2 no. vehicular entrances onto Harbour road to the west, together with pedestrian connectivity to Harbour road and Dunlo Quay road, as well as provision for a road setback to include for a cycle lane along Dunlo Quay road (L-4602). 3. Provision of car parking, EV charging spaces and bicycle parking (including a shelter) to serve the overall development. 4. Construction of a single storey drive-thru restaurant including the ancillary sale of hot food for consumption off the premises with an associated corral area, elevational signage, a height restrictor, customer order points with associated canopies, grill bays, totem signage, free-standing signage, banner frames and digital menu boards, outdoor furniture/seating area with parasols, PV panels at roof level and an ESB substation. 5. Construction of 2 no. two-storey office buildings, PV panels at roof level, elevational signage, together with 2 no. refuse stores and an ESB substation. 6. Surface water drainage arrangements to include on site attenuation, with connection to existing storm sewer. 7. Culverting of existing drainage channel. 8. Connection to public foul sewer and public watermain and provision of static water storage tank below ground on site, and 9. provision of hard and soft landscaping, internal footpaths and crossings points, revised boundary treatments, lighting, together with all associated site works and services. A Natura Impact Statement will be submitted to the planning authority with this application
